When applying for a home loan, most banks and financial institutions require a similar set of documents. However, the exact list can vary depending on the lender’s internal policies and specific applicant circumstances.
Below is the general list of documents needed for different applicant categories and property situations.
Basic Documents for All Applicants
- Proof of age
- Proof of residential address
- Proof of income (applicant and co-applicant)
- Last 6 months’ bank statements
- Passport-size photographs (applicant and co-applicant)
For Salaried Individuals
- Latest salary slips or Form 16 A
- Copy of the first and last page of ration card or utility bills (PAN, telephone, electricity, etc.)
- Proof of investments such as fixed deposit certificates, share certificates, or documents related to other fixed assets
- Copy of LIC policy along with recent premium payment receipt (if available)
- Photographs (as required)
- Bank statements for the past six months
For Self-Employed Individuals / Business Owners
- Brief profile of the business or profession
- Audited balance sheets, profit & loss statements, and income tax returns for the last three years (certified by a Chartered Accountant)
- Proof of advance tax payment (if applicable)
- Registration certificate under the Shops & Establishments Act or Factories Act (if applicable)
- Certificate of registration for professional tax deduction (if applicable)
- Bank statements of both current and savings accounts for the last six months
- Certificate of practice (for professionals, if applicable)
- Details of existing loans (if applicable)
- Copy of the first and last page of ration card or utility bills (PAN, telephone, electricity, etc.)
- LIC policy copy (if applicable)
If Purchasing a Flat from a Builder
- Original builder-buyer agreement
- 7/12 extract or property register card for the land
- Index II extract of the agreement
- Copy of Non-Agricultural (N.A.) permission from the collector
- Search and title report with details of the past 30 years
- Development agreement between the landowner and builder
- Order under the Urban Land Ceiling Act
- Approved building plans from the competent authority
- Commencement certificate from the municipal authority
- Building completion certificate (if available)
- Latest property tax receipts
- Partnership deed or memorandum of association (for the builder’s firm)
If Buying a Property in a Cooperative Housing Society
- Original share certificate from the society
- Allotment letter in the borrower’s name
- Copy of the lease deed (if applicable)
- Society’s registration certificate
- Copy of the society’s by-laws
- No Objection Certificate (NOC) from the society
- 7/12 extract or property register card in the society’s name
- N.A. permission from the collector
- Search and title report (last 30 years)
- Order under the Urban Land Ceiling Act
- Approved building plans from the competent authority
- Commencement certificate from the municipal body
- Latest property tax receipts
- Deed of assignment or agreement to assign
If Constructing on Your Own Land
- Original sale deed of the land and Index II extract
- 7/12 extract or property register card in your name
- N.A. permission from the collector
- Search and title report (last 30 years)
- Order under the Urban Land Ceiling Act
- Approved building plans from the competent authority
- Construction permission from the municipal authority
- Latest property tax receipts
- Architect-certified construction cost estimate
